The case for green / clean / sustainable / energy efficient buildings
There are a number of names used for reducing buildging energy use. But the bottom line is to reduce business operating cost. An area of low hanging opportunities is lighting due to relamping and ongoing maintenance regardless of the technology used. Lighting use 22-30+% of building electricity cost and its the most flexible usage cost to control. Upgrade of lighting has a high ROI and quick breakeven point.

1. Competitive Differentiator
Green buildings with lower operating costs and better indoor environmental quality are more attractive to a growing group of corporate, public and individual buyers. Green features will increasingly enter into tenants' decisions about leasing space and into buyers' decisions about purchasing properties and homes.
